2020 Neighborhood Improvement Overlay & James Avenue Reconstruction Project Updates (Job 2050)

5-14-21

Neighborhood Improvement Project – The contractor removed and replaced curb & gutter and sidewalk on Wilson Street, Michaelle Lane, and Waldorf Road this week. All the concrete work is now complete.

4-30-21

James Avenue Reconstruction – Ulland Bros placed the final lift of bituminous pavement this week. All work is now complete except for a few minor punch list items.

10-29-20

James Avenue Reconstruction – The sliplining subcontractor installed the CIPP sliplining this week. All work is now completed until the final lift of bituminous is placed next spring.

8-21-20

Neighborhood Improvement Project – The only work remaining is some cleanup and minor punch list items.

James Avenue Reconstruction – The only work remaining for this season is the sliplining of the sanitary sewer. This work is tentatively scheduled for the first week of September.

Neighborhood Improvement Project – The contractor installed all the sod in disturbed areas last week. The only work remaining is some cleanup and minor punch list items.

James Avenue Reconstruction – The contractor installed the sod behind the new curb last week. The only work remaining for this season is the sliplining of the sanitary sewer. This work is tentatively scheduled for the first week of September.

Neighborhood Improvement Project – No schedule has been determined for laying the new sod.

James Avenue Reconstruction – The sliplining company was in early this week to clean and televise the sanitary sewer. They do not have a definite schedule for returning to complete the sliplining, but anticipate it happening in late September.

7-31-20

Neighborhood Improvement Project – No work took place this week. The landscaper still does not have a firm schedule for placing the sod. The sliplining subcontractor will be in next week to clean and televise the sanitary sewer in preparation for sliplining.

James Avenue Reconstruction – This week the contractor raised only the manhole covers necessary to slipline the sanitary sewer. They plan to leave the rest covered until just prior to installation of the final lift of asphalt next spring.

7-24-20

Neighborhood Improvement Project – No work took place this week. The only remaining work is placement of sod. The contractor does not have an exact schedule for this work, but believes it will happen within the next two weeks.

James Avenue Reconstruction – This week the contractor completed the final shaping and grading of the aggregate base. They plan to install the first of two lifts of asphalt next week.

7-20-20

Neighborhood Improvement Project – The landscaping subcontractor continued reshaping disturbed boulevard areas last week. They do not yet know when they plan to begin placing sod, but are waiting for a good stretch of cooler temperatures.

James Avenue Reconstruction – Last week the concrete crew completed the curb & gutter and sidewalk work at 7th Street. Ulland Bros does not have a definite schedule for returning to place the first lift of pavement, but hopes to have it completed within the next two weeks.

7-10-20

Neighborhood Improvement Project – This week the contractor placed the bituminous overlay on all streets. They plan to begin restoring disturbed areas behind replaced curb & gutter next week and will also be doing general cleanup. They plan to wait until forecasts show a good stretch of cooler temperatures before placing the sod.

James Avenue Reconstruction – The gas company has completed their work in the intersection of 7th Street & James Avenue. The concrete crew plans to return next week and complete the last of the concrete work in that area. Ulland Bros will also complete the final shaping of the aggregate base.

7-2-20 

Neighborhood Improvement Project – This week the contractor completed the edge milling process. Next week the contractor plans to begin paving the bituminous overlay tentatively starting on Monday, July 6th.

James Avenue Reconstruction – This week the contractor finished grading and shaping James Avenue and the gas company finished relocating the gas main. The contractor plans to begin the first lift of James Avenue within the next couple of weeks.

6-26-20

Neighborhood Improvement Project – This week the contractor completed the last of the concrete work. Next week they will begin the edge milling process, and then to place the bituminous overlay the week of July 6-10.

James Avenue Reconstruction – This week the concrete crew completed placing the concrete driveway aprons. The only concrete work remaining is in the intersection of 7th Street. They will return to finish this once the gas company completes their work.

6-22-20

Neighborhood Improvement Project – Last week the contractor continued concrete work on both 10th Street and Frank Hall Drive. They hope to be able to complete the concret work early this week. Milling and overlaying is tentatively scheduled for the week of July 6-10.

James Avenue Reconstruction – Last week the contractor installed most of the curb & gutter. They are waiting to do the curb in the intersection area at 7th Street to allow the gas company to relocate some of their facilities. The gas company expects to finish this week at which point the concrete crew will return to finish the curb & gutter and to begin installing the driveway and parking lot aprons.

6-12-20
Neighborhood Improvment Overlay Project – The only work that took place this week was a small amount of curb & gutter installation on Campus Lane and Frank Hall Drive. The concrete crew plans to finish the last of the concrete work on both Frank Hall Drive and 10th Street next week.

James Avenue Reconstruction – This week the contractor spent most of the week excavating for and installing the aggregate base. The gas company will be relocating some of their facilities in the intersection of James Ave & 7th Street. They anticipate completing this work the week of June 22-26. The concrete crew plans to come in next week to begin installing the new curb & gutter.

6-8-20

Neighborhood Improvement Overlay Project – The only work to take place last week was the completion of the manhole and catch basin repairs and street patching. The concrete subcontractor plans to return the middle of this week to complete the remaining concrete work on Frank Hall Drive and 10th Street.

James Avenue Reconstruction – The contractor completed the last of the underground utility work last week and then moved on to the next phase which is excavating for and installing the new aggregate roadbase. Weather permitting, they will finish that work early this  week.

6-2-20

Neighborhood Improvement Project – Last week the contractor began installing the new sections of miscellaneous curb & gutter. That work has been completed on Ekko Ave, Plaza St, the Summerdale Subdivision area, and the Lake Chapeau area. They also completed all the repairs to manholes and catch basins. This week they plan to finish the concrete work on Frank Hall Drive and 10th Street and to continue street patching around the manholes and new sections of curb. Residents are asked to refrain from driving on any new concrete for a period of at least 7 days to allow the concrete to cure properly.

James Avenue Reconstruction – Last week the contractor completed most of the storm sewer replacement, and will conclude with that work early this week. Once the storm sewer is complete, the next step will be excavating for and installing the new aggregate roadbase. They hope to begin that work early next week.

5-26-20

Neighborhood Improvement Project – Last week the contractor completed the removal of all sections of curb & gutter scheduled for replacement. The concrete crew is scheduled to begin the concrete work later this week.

James Avenue Reconstruction – Last week the contractor finished installing the new watermain and water services. This week continue replacing the storm sewer.

5-19-20
Neighborhood Improvement Project – No significant work took place last week. This week the contractor will begin removing sections of curb & gutter scheduled for replacement. They plan to begin replacements starting late this week or early next week.

James Avenue Reconstruction – Last week the contractor began replacing the watermain. They hope to finish the watermain replacement this week. Once the new watermain has passed the required pressure and bacteria tests, they will begin replacing the water services.

5-11-20:
Neighborhood Improvment Overlay Project – Ulland Bros. has revised the schedule. They now plan to begin removing sections of curb & gutter scheduled for replacement this week. Replacement is scheduled to begin the week of May 18th. Any driveways affected by this work will be temporarily filled with gravel to allow access until the new concrete is placed.

James Avenue Reconstruction – The contractor began setting up the temporary water supply last week. Once it has passed the required bacteria tests, water service for the affected properties will be switched to the temporary water supply. This will likely happen by the middle of this week and then they will begin with the underground utility replacements.

5-7-20
Neighborhood Improvement Overlay Project – A preconstruction meeting was held this week to discuss this project. The set a tentative start date of June 15th.

James Avenue Reconstruction – Last week the contractor (Ulland Brothers Inc.) removed the existing pavement, curb & gutter and driveway approaches. This week they will begin setting up the temporary water pipe that will serve the properties during the watermain replacement. Once this is complete and it has passed the necessary bacteria tests, it will be put into service and underground utility replacement will begin (likely early next week).
